As a former development finance banker, I spent many years working with cash flow forecasts in spreadsheets. Anyone who has attempted to build a cash flow model in Excel knows the pain—especially when adjusting timelines, managing dependencies, and ensuring all formulas cascade correctly throughout the financial model.

To solve this, we built the original cash flow tool in Aprao back in 2019. Since then, we've seen our customers save thousands of hours—creating cash flow forecasts in under 10 minutes instead of several hours.

Now, we’ve taken it to the next level.

We wanted to automate the cash flow process as much as possible—while still keeping users fully in control. So we rebuilt our cash flow engine from the ground up. The result? Users can now create detailed cash flow forecasts instantly, across a wide range of project types—from simple build-to-sell schemes to multi-tenure, multi-phase developments.

The new layout doesn’t just look better, it’s more functional. You can now see more of your forecast at once. Plus, we've introduced “Dense Mode,” which displays up to 2 years of data on a standard desktop screen, or 1 year on a laptop.

Group level inputs

You can now adjust the timing of an entire group of costs or revenues. This means you can stress-test a project by shifting your entire build phase with a single click - instead of editing row by row.

Custom timings

Set specific timings within a group, then watch them dynamically update when the group’s timeframe changes. For example, if Phase 1 starts in Month 1 and Phase 2 in Month 7, delaying construction by 3 months will automatically push both phases forward accordingly.

Percentage-based inputs

You can now input costs or revenues as percentages. Want 40% of sales to land in Month 1? Set it up in seconds, and Aprao will handle the rest—distributing the remaining 60% based on your forecast logic.

Quarterly distribution

By popular demand, you can now schedule costs and revenues on a quarterly basis. Just set your start and end months, and Aprao will spread the values accordingly.
