Add sales, rental income and other income in the Revenue section.
Choose a revenue group
- Add Residential Group: units you expect to sell.
- Add Operated Asset Group: property with an income stream, such as rental housing or commercial property.
- Add Income Group: other income, such as rent during development, the sale of a freehold or parking revenue.
Add and edit units
- Create the relevant group, then open it.
- For a residential group, select Add unit(s).
- Enter the number of units, area per unit, total area and sale values as required.
- Select Add X Unit(s) to add the units.
- Edit figures directly in the Revenue tab when assumptions change. Related values update as you make changes.
Model operated assets
In an Operated Asset Group, enter rental assumptions, including rent per unit or area, rent-free periods and yield. Adjust the assumptions to see the effect on capital value. You can also enter operating costs and associated costs.
Deposits and associated costs
Use the deposit field for reservation deposits or contract deposits, then set their timing in the Cashflow section.
Associated costs include agent and legal fees. Enter the figures as amounts or percentages of gross development value (GDV). Use Add custom cost to add and name another cost.
Break down a group into individual units
- Find the relevant revenue group.
- Open its three-dot menu and select Break down.
- Edit individual unit areas, values or values per square foot or square meter. Related figures recalculate.
You can add more groups to represent different parts of your project.
