Use the Hard Costs section to record preliminary costs, construction phases and contingency.

1. Enter preliminary costs

Record costs such as site setup, security, hoarding and the site office. You can save commonly used items in your templates.

2. Add construction phases

  1. Select Add a Phase.
  2. Enter a description and the relevant net internal area (NIA), gross internal area (GIA) and percentage of NIA.
  3. Use a single phase for a high-level hard cost, or separate phases by tenure, building or block.
  4. If costs have different timing in your cash flow, use separate phases so you can model their timing separately.

3. Add build-cost lines

Select Add Build Cost to enter additional items. Use as much detail as your project requires.

4. Add contingency

Enter contingency as a percentage or a fixed amount in the project currency.

5. Assign the remaining area

When you add another phase, Aprao updates the remaining assignable area. Select Apply to bring that area into the NIA and GIA for the next phase.

6. Review the summary

Minimize the phases to review preliminary costs, each build phase and the total. The summary shows the hard cost both including and excluding contingency. Update your assumptions when project information changes.
