The Surveyor of Tomorrow: How AI Is Reshaping the Profession

Join Aprao CEO Daniel Norman and Oliver Leeming, Executive Director at Lambert Smith Hampton, for a candid conversation about what AI really means for the future of surveying - from graduate pipelines to professional judgement, and the growing divide between the firms who can afford the future and those who can't.

The surveying profession is at an inflection point.

RICS has published its first global mandatory standard on the responsible use of AI in surveying practice. Automation is accelerating. And firms across the UK are grappling with a question that has no clean answer: where does technology end and expertise begin?

In this webinar, Daniel Norman (CEO, Aprao) sits down with Oliver Leeming, who leads valuation operations at one of the UK's largest property consultancies, to go beyond the hype and talk about what's actually happening on the ground.

  • AI and the profession — what the technology can genuinely do today, what it can't, and how surveyors should be positioning themselves now
  • The graduate gap — how training and mentorship need to change when juniors are working alongside AI tools from day one
  • The big firm / small firm divide — as technology costs rise, are we heading toward a two-tier profession? What can smaller firms do to stay competitive?
  • The human touch — client relationships, professional judgement, and the parts of surveying that no model will replace

Oliver Leeming

Executive Director, Lambert Smith Hampton (LSH)

Oliver Leeming leads valuation operations at Lambert Smith Hampton, one of the UK and Ireland's largest property consultancies with over 1,000 staff and 29 offices nationwide. In his role he works closely with LSH's divisional directors to maintain and grow the firm's valuation mandates — a task that increasingly means navigating the shift toward data-driven, technology-assisted practice within a profession under active reform from the RICS.

Before joining LSH, Oliver was Head of Operations and Business Development for Valuation at CBRE, where he developed deep expertise in scaling valuation teams and embedding operational rigour across large practice groups. He also held a senior role at Get Living, the large-scale build-to-rent operator, giving him an unusual vantage point that spans both client-side and consultancy perspectives.

Oliver began his career in the British Army, serving as a Tank Troop Leader before taking on the role of Adjutant — an experience that shaped his approach to leadership, process, and decision-making under pressure. He brings that same discipline to a valuation profession that is navigating one of its most significant periods of change.
